How We Rank Builders
The exact rules behind our Top 100 lists, area filters and complaint rankings.
Every ranking on this site is a count of official records. Nothing is weighted by reviews, advertising or our opinion.
Most projects (default list)
Builders are ranked by the number of projects they have registered with the state RERA authority in that city. Projects that were rejected or withdrawn are still counted as registrations but are labelled with their status. A large count shows scale and track record of registering, not quality.
Most complaints & orders
Rank score = (Revenue Recovery Certificates × 3) + complaints filed.
- Complaints come from the authority's promoter-wise complaint report. A complaint is a filing by a buyer, not a finding.
- Revenue Recovery Certificates (RRCs) are issued after the authority has ordered a refund or compensation that was not paid. They are a much stronger signal, which is why they are weighted three times.
Merging builder names
Promoters often register under slightly different names ("M/s. ABC Developers Pvt Ltd", "ABC DEVELOPERS PRIVATE LIMITED"). We merge names that are identical after removing legal suffixes, punctuation and "M/s". We never merge different companies into a group brand; each legal entity stays separate.
Areas (East, South, North…)
Areas are derived from the taluk or location recorded on the register — for Bengaluru, the K-RERA taluk (Bengaluru East, South, North, Anekal, Yelahanka); for Mumbai and Pune, the MahaRERA district and location. They are approximate and follow administrative boundaries, not marketing names.
Freshness
Registers are re-read automatically (daily for Karnataka, weekly crawl for Maharashtra). Every page shows the fetch date. If a record changes on the official site, our copy updates on the next sync.
