Carpet Area vs Built-up vs Super Built-up — What RERA Says You Must Be Sold
Before RERA, buyers were routinely quoted "super built-up" areas that included lobbies, lift wells and a share of the clubhouse. RERA fixed a single definition.
The legal definition
Section 2(k) defines carpet area as the net usable floor area of an apartment, excluding the area covered by external walls, areas under service shafts, exclusive balcony or verandah area and exclusive open terrace area, but including the area covered by internal partition walls.
How to use this
| Term | Includes | Use it for |
|---|---|---|
| Carpet area | Usable floor + internal walls | Price comparison, agreement |
| Built-up | Carpet + external walls (+ balcony in many quotes) | Rough sense of footprint |
| Super built-up | Built-up + share of common areas | Marketing only |
- Ask for the price per square foot of carpet area.
- The carpet area in the agreement should match the area declared on the RERA registration for that unit type.
- Balcony and terrace areas should be shown separately.
A quick sanity check: carpet area is typically well below the super built-up figure. If the "loading" is unusually high, ask for a unit-wise breakup.
