How to Verify a Project's RERA Registration in 5 Minutes (Before You Pay)
A RERA registration number in a brochure proves nothing until you have matched it against the official register yourself. It takes five minutes and it is the single most useful check a buyer can do.
Step 1 — Find the number in writing
Under the Real Estate (Regulation and Development) Act, 2016, a promoter must quote the registration number in every advertisement and prospectus for a registered project. Ask for it in writing — on the brochure, the booking form or an email. If the sales team says registration is "applied for", treat that as not registered.
Step 2 — Search the state register
Go to your state authority's site (for example K-RERA for Bengaluru or MahaRERA for Mumbai and Pune) and search by registration number or project name. Or search it on Real Estate Checker, which reads the same registers and links back to them.
Step 3 — Match five details
| Check | What should match |
|---|---|
| Promoter name | The legal entity you will sign the agreement with |
| Project name & phase | The exact phase/tower you are buying in |
| Status | Approved / Registered — not rejected, withdrawn, revoked or lapsed |
| Proposed completion | The date in your agreement should not be later |
| Location | Survey number / village / taluk of the land |
Step 4 — Download the certificate
Download the registration certificate and keep it with your booking papers. Check for extension certificates if the original completion date has passed.
Step 5 — Check the promoter's history
Open the builder's profile on Real Estate Checker to see how many projects they have registered, how many complaints have been filed and whether the authority has issued Revenue Recovery Certificates against them.
Rule of thumb: no registration number, no payment. RERA caps any advance at 10% of the cost before a registered agreement for sale.
Q: Is a project under 500 sq m or 8 apartments required to register?
A: The Act exempts projects where the land is up to 500 square metres or the apartments do not exceed eight, though states can lower these thresholds. Always check the state portal.
